How the free scan works

  1. Choose your council, describe the development, and optionally upload the applicant's documents from the planning portal.
  2. Describe how the proposal would affect you in plain English — no legal knowledge needed.
  3. Our AI flags which of your concerns may carry planning weight (light, privacy, highways, heritage, and so on) and which often do not.
  4. Optionally save your results and unlock an editable objection letter (£7.99); committee materials can be added later for £7.00 — you submit comments yourself on the council portal.

Is the planning objection scan free?
Yes. You describe your concerns and we identify which material planning grounds may apply. You only pay if you want a downloadable objection letter or toolkit.
Do I need to create an account to run the scan?
No. You can run the free scan and see your results without registering. You will only be asked to create a free account if you want to save your results or unlock a draft letter. No payment card is required at any point until you choose to unlock a letter.
Will Planning Guard submit my objection for me?
No. You submit comments on your council's planning portal. Planning Guard helps you research and draft a representation.
Is this legal advice?
No. Planning Guard is a planning tool to explore material issues and draft letters — not a solicitor or planning consultant.
What does the optional letter cost?
After the free scan you can unlock an editable objection letter (PDF and Word) from £7.99. If you may speak at committee, add the councillor briefing and speaking notes afterwards for £7.00 (Full Toolkit, £14.99 total). Letters are one-off; Case Watch monitoring is sold separately.
